They have more skin in the game then you do.Make sure you get clear title.

I second @Bob Green, my local banker said that if it has been a month and he can check that the title is in my name (or my company's) he can do a refi loan.

If the property is actually no longer serviing the life estate, then the attorney will help with title transfer to the alternate beneficiaries (heirs).

They have the will stating them as the heir and have filed everything through their local county court in Massachusetts.The hang up, the title company here in Florida is saying that the property still needs to go through probate here in Florida which will take 8-12 weeks.Is this correct information that he will in essence be going through probate twice?

There will be a title insurance fee and you have to register the deed.

The title company that we use will not issue title insurance on any RE that has been through a tax sale in the last 10  years.

So I have this potential deal and most title companies in my city don’t work with wholesalers.
