Make renters pay for water and electric?

As with every distressed property, the blood in the water brings around all kinds of puffer fish trying to look like sharks.  

Water is on the house; beers are on J.

.- since he did not do the roof, there is now water damage from the leaky roof, to some of the new sheetrock and sub floor.Here is where we have gotten so far:**read a bunch of info on NOI, Pro forma, CAP, and looked at other delapated multi family buildings that have sold in the area. 

The water service has been shut off on the property due to freeze damage. 

I've been studying it for a while now and just now starting to jump in the waters.

Maybe the property had water damage? 

The front needed some work and I wanted to know.......how do I do that in a way that renter proof and is not qoing to require me to go out there all the time to water.

@Jennifer Streamer  comparing Kelowna to Detroit or any big US city is kind of funny.But I do remember the gang shoot out at the big hotel on the water... crime in Kelowna is relegated to biker gangs like hells angles etc..

We have already claimed success in planting the seed and turned it over to God, now it is up to us to water the seed and let the magic work!
