the guarranteed income is nice, but a poor credit score due to late payments tells the bank that it doesn't matter how much money she makes, she isn't going to give it to you ( the bank) anyway. if her credit score is bad because of misinformation on her credit report, thats a different story. i can educate her on how to clear that up. we need more of the story here.

The appraisal report comes with 2430 sqft Gross living area. 397 sqft finished basement and 140 sqft non-living finished area (due to the wall of one bedroom is not high enough).

Yes, I believe he would report his profit as a short term gain and report the share that he gives to me as a cost of the sale (like commissions, accrued interest, taxes, etc).
