He has given me permission to build an investment property on this land which I feel very fortunate for this potential opportunity.

This would be our first rental and I think it could be a good opportunity long-term, but it feels like there’s some red flags here.

If you have lower class rentals C-/D class then you might feel you need to be able to pressure tenants to keep them in line and the ability to non-renew them could be a benefit.

With new law I feel there are flaws with our lease structure with the 30 day renewal period.   

P/HMLs run the gamut from disinterested brokers who might arrange a loan for a fee and then disappear, to the giant mega P/HMLs that are more concerned about keeping their Wall Street investors happy, to smaller lenders who lend their own money and actually care that you make a profit.

We think she should but have a feeling she will balk at this.
