The moral of that story is to listen intently in your training about how to complete the paperwork, what the process is, compliance, etc.

They do require a bit more paperwork but its a far more professional operation. 

Either of these processes can take time.Does the law firm have a legal time limit to complete the foreclosure process or is it essentially open ended ?

You'll essentially be buying the property for cash, so no one is going to ask you where you got the cash (other than maybe the IRS).  

I don't know if the new tenant laws have knocked down MF pricing; other than that if it passes inspection and paperwork you could do a lot worse.

@Matthew Forrest this is a new law for us here in CA so there is still some ambiguity in the process.The lenders we use are saying that they will lend based on the new income (as long as the ADUs are permitted) and essentially count the ADUs as normal units. 

@Robin Morales at that point the problem is that if your friend no longer wants to live with his parents he may want to evict them, which of course he wouldn't want to do, even in that scenario your friend is essentially tied to the property and his parents until they decide they want to leave.
