.- Have the investor's CPA or lawyer write a letter attesting to the fact that they are accredited.Obviously the tax returns are the best route to go.

when useing a title company do they close the deal also or do i need to find a separate agent for that like a lawyer or can a lawyer do it all including the title search

Certainly, if they're trying to buy a new house shortly after selling an existing on subject to, the new lender is just going to treat the old loan as if its still in effect and the borrower is still responsible for it.
