Do I drain my cash on this first property, or do I use my HELOC, do I look for a partner etc.  

:)I also feel like I have to constantly remind myself to ignore his remarks on properties and to trust my gut, because I 1) it can be emotionally draining when I try to compare his considerations with mine and 2) I have lost every property where I've ignored my instinct and gone with his advice.

Fill up the bank account, drain it, then beat it to the Cayman Islands. 

Keep 2 plungers in the house, along with Liquid Fire or other acid drain opener.

Run water down every drain, check every window, etc.

This city is very block by block but can be incredibly profitable or can drain in you in an instance.  

Basically, as long as it's lower than the level of the crawlspace, the water in the ground will drain into this pipe, keeping the crawlspace dry, and eliminating your moisture problems.

Also, because the property is on an acre of land, we will also slightly change the grade to an advantage and install drain ditches.

Not sure how much the program you’re looking at cost, but it doesn’t appear like it would financially drain you to give it a shot.

Along with this I will soon inherit around $180k (Likely June due to the estate holding the funds until all expenses are paid), and already have around $150k in a Beneficiary IRA account which I have 10 years to drain.
