This property still cash-flows but definitely under performs (due to flood insurance in my opinion) compared to the others.

The distance, timezone issues, and general comparative advantage nature of investment make it hard to do and learn everything.I completely understand the impulse.

Consider how they compare to national averages. 

When comparing quotes look at scope and inclusions. 

Do we find 4 or 5 similar houses and compare them?

Rent price should be anywhere between 700-1100 based on comparable homes in the area.

There is still a lot of new construction going on around us, and the home has appreciated about 20k in value since purchase (comparing to cost of building the same floor plan).

Ask the tenants to confirm the reported rents on the rent roll (i.e. get estoppels).Verify the rents aren't more than 5% above market rent for comparable units to ensure that as units turnover, you can re-tenant and maintain your cash flow.
