I have heard that a good rule of thumb for a quick land sales flip is to price it for sale at half the rate of comparable land, while making double your money.So, with that being said, I would research demand and land prices for comps on a popular land website like landwatch.com.

not sure if there would be enough demand.. and of course most syndications you need to be accredited and many times accredited folks simply don't need help they did not become accredited because they cant look and anaylys a deal but many are also busy and would like to pay a small fee to have it all summarized for them   what do you think ?

A retail contractor deals more with one offs such as home owner remodels, an investor friendly contractor is expecting to do multiple jobs and stay busy, thus keeping their subs busy, and will do the work for less of an upcharge.Once you have those two numbers figured out then it's just plug and play like stated above.

generally a waste of time.. but you can always ask.. lots of work with probably more money owed than what you think. and poor lady is probably more stubborn than you think.. and she will probably call 10 I buy homes for cash people and work the best deal she can.no equity sub too is a terrible play in my mind.. why do it..
