I'm a wholesaler/investor in GA and the areas I come across deals are in Albany, Macon (college area, Amazon Facility), and Warner Robins (college area, Air Force Base).

@Matthew Banks I have 25 units and don’t find it difficult to deal with security deposits.

But, if you have clear evidence that fraud was committed, you may have legal action against GP, but this is typically hard to prove, and likely going to be costly for you to pursue, and if the deal is already failing, there likely isn't much of anything left to collect anyways.

Contacted Aven as my deal was about to fall apart and got approved in about 1 day. 

My out of state clients are successfully BRRRRing and flipping here and are purchasing deals at a very cheap price point.

What made you interested in investing in this type of deal?

Additonally, purchase price points are cheap - you can still find $120k-$180k deals here in Columbus.

Hey, there, I'm currently getting approved for a single family loan to convert a large square footage Single family Into a 4 unit, then 5 units apartment building.cash out refi later and put that cash into a bigger building deal. also say a hud multifamily loan requires 10% down and 10% in the bank ( of purchase price )  but do i have to do this?

I'm based out of Tampa but do deals all over the state of Florida.
