I really need something that we can put on autopilot but also can be sure it is giving us the latest data and smart technology. 

Or is it cleaner and easier to pay any data company for that report?

For large apartment complexes, CoStar is pretty good since they own Apartments.com and property managers feed data directly into the system.

Couldn't I just make an entry or two in my books saying that I'm transferring money from one property to another and not mess with moving money out of the business?

So if you opened ONE Trust account, which you can do by presenting the Trust data/fact sheet at a bank, then have all the income and expenses for the Trust go into this account directly. 

It pulls data from about 50 different resources and puts it all in one package.
