They have coatings you can get that makes the tub less slippery.They have ADA type handrails you can install.They make slip resistant flooring.

This is the very definition of "stepping over dollars to pick up pennies."

The normal use of a front entryway involves coming in from outside with wet shoes/coats.

Skim coat the entire existing wall.

All the calculators i have used have been accurate to the penny. 

As @Penny Brown suggested, moving in a house sitter is what you do in the most extreme of situations.To catch the perp, I've successfully used tracking devices. 

We did have a unit turnover that we raised rent on the unit $900/month (tenants were below market and we did a fairly extensive tenant turnover including removing texture ceiling, new base boards, painting all interior, getting a new range, adding a programmable thermometer, and redoing the balcony railing (new powder coat)).  

(Wash neighbors cars and put a coat of wax on--and do a GREAT Job at it until they gleam like new). 

In Florida, if we plan on keeping one penny or more, we must send certified mail to their last known address if no forwarding address was provided within thirty days of them vacating.
