Looking at the proforma for a 290-unit complex offered by CBRE in my market, it includes $300/unit/yr for capital reserves, and $500/unit/yr for combined M&R, turnover, and contract services.So this totals 9.4% of GPR for this particular property, and those numbers are pretty typical.

When I was a silent partner in a complex, a guy came in, and he wanted to rent a unit, but he was ashamed to tell me he could not write his name because he had no educated, and I said if you have no evictions or criminal history, and you have income I will rent to you just put an X on the line, and he paid his rent on time.
