I have had a huge interest in real estate, specifically, investing (BRRR, short-term rentals) and most recently in developing (I realize developing is a more "advanced" strategy).I'm thinking I should hustle and reach out to real estate agencies, in hopes of snagging an entry-level job or part-time gig to learn the ropes and build relationships with local investors.

We require acceptable printed documentation of income (preferably showing year to date total earnings; hiring letter if new job plus last paystub), savings (they can redact the actual account number, but it must have enough identifying info to prove whose account it is), or whatever applies to their situation (passports, green cards, trust documents).

This is an average condition house for the neighborhood and area.I have set my screening requirements as:600-650+ credit score3 times monthly rentNo evictions, violent, or sex crimes6+ months of job historySome form rental references.I have an applicant who meets all requirements except I am unsure if he will have rental references because he told me he's couch surfing right now.
