Sometimes the closest one brings out his big screen tv and they all hang out around the pit and watch a game or talk to each other. 

Its not worth the risk to me, tenants that require eviction often have Legal Aid on speed dial.

I don't think, until you've had about 50 or so of your closest friends and family members rain on your REI parade, you can really call yourself and investor.  

I also created one that showed what his income would be for each apartment if they were at market rent, date they moved in, amount of their security deposit, and notes which would include any issues or their expected move-out date, if they had a balance due - when payment was expected (some students relied on financial aid and it would be late occasionally). 

Or at least an acceptance letter or their financial aid award, etc.I'd rather have her money in my account, rather than her attorney's account or some other escrow account I did not have control over.

Like Steve said, any of the legal aid testers would take you down in a heart beat.May I suggest that you stop posting things that might help incriminate you on public message boards.
