As to splitting, you would want to talk to a civil engineer (at least here that's what we do to draw site maps, etc.) though your surveyor might also be a civil. 

I hope the concerned parties arrive at some kind of amicable, or at least civil, closure. 

I need someone to preview/review properties and give an opinion on possible zoning use and/or required variances plus costs and time frame to obtain permits.I'm thinking a civil engineer might be the answer but was hoping for some advice and options from anyone with similar experience.
