Here's the trick: Increase the number of search phrases to decrease your spending while at the same time filtering out unwanted search phrases and keeping the best ROI phrases. 

You might try the search function on BP and filter by "Members".

Sorry, my dad was raised on a farm and taught me early the rile of a cat.But seriously, I would go to where they are currently living...walk in the door and breathe.

I've since found HighriseHQ to be the simplest thing for what I need to track general real estate contacts, notes, etc.It doesn't seem free, but they do have a free option if you look closely.But....what I've seen that I needed for years is a way to track my buyers needs better -- a literal way to filter them out when I get a great wholesale deal -- so that I can quickly go to a list of 300 buyers and see who would best fit the $30k brick 3/1 house in a specific zip code --- and then e-mail/call those 7 potential buyers.I have never seen any type of program that does this and I plan to build one within the next 3 months.Does anyone share this same issue?

In addition make sure to have your furnance cleaned after that put a great filter in there and then run the fan to circulate the air.

It got to be too much for me, spending three months of the year breathing smoke and not seeing the sun.

I’m looking for advice on picking top performing REITs and any strategies the BP community may use to filter out less effective REITs.

As @Wale Lawal said we used to go REI events meet with them and get on their list and see what they send it and filter out the good ones.
