@Andrew Dincola from a shrewd cost-benefit analysis, would you be able to get more in rent by renting it out than a multi-million dollar wrongful death lawsuit would cost if someone were to be trapped in that room during a fire?

I didnt want to buy in springfield because I know the area is quite ridden with crime which I'm no stranger to being born and raised in the Bronx.

I think we all fall into that trap sometimes.

That's an easy trap.

I agree with everyone here that the restaurant should be put on a NNN lease so they are responsible for all maintenance, including the hood and any grease trap on the roof.  

When you cover the 1/4” plywood over the slab it traps the moisture pass through and will almost always rot your wood and grow mold over time.

We have trapped good amount of money in our rentals.

When I was a bit younger  and more daring, I picked up a possum from a live trap by the tail.

Yet I see people buying these properties (a lot of it just 1031 money) and they struggle to tread water for the life of the loan, then sell it again when the loan comes due to the next person who falls for the same trap.
