A 25 unit apartment became available in my hometown, It sits on a river and is just a couple blocks from the beach. 

Just completed a Airbnb conversion where I took a small 600 sq ft 2 bed / 1 bath student rental and went through it top to bottom to get the finishes up to a level where it would make an attractive airbnb for short term tenants coming predominantly from the University of Illinois (UIUC) which is 2 blocks away. 

This is one of the last areas in the district where houses are 120, 000 etc because 3 blocks down the next house for sale is 500, 000.

After about a year of procrastination I took a leap of faith & believe I have a potential deal & I’ve come to a road block with overthinking.
