I haven’t yet done a commercial, only residential, so I’m looking to go bigger! 

Basically, I need to transfer a big amount of money to the states, and convert it from the currency we use here (New Israeli Shekels) into dollars.I was wondering if anyone here at bigger pockets has experience or advice how such a thing could be done safely and cheapest as possible?

Hello Bigger Pockets! 

My question came up as a result of using the Rental Property calculator and looking at the future cash flow/return model...Most listings in my market (San Diego) don't come close to passing the 1% rule... however, I still run the numbers to start looking at how close I can get to positive cash flow and what has a bigger impact on the numbers (purchase price, reno costs, etc.). 

Should have come to bigger pockets first.

Buying a second home as we want to move into it as it is a bigger home.

An umbrella policy is not a bad gap filler either.

Without a WHY that is bigger than yourself, it becomes much easier to give up on your goals.

I'm curious if you the spreadsheet file you used is one of the ones available from here in the Bigger Pockets files section.
