Sources of cash include:1) Personal funds2) HELOCs / HELs (not personally a fan of borrowing, but some folks are)3) Hard money lenders4) Relatives / friends / partners with cash on hand or easily obtained (retirement accounts, CDs, savings, etc)The reason a wholesaler wants cash, as others have noted, is most wholesalers lock up a property and promise to close within 30 days. 

Wait until you can buy a better asset class.

You can also obtain electric and gas info easily.

They also don't let their lack of personal capital stop them from buying assets. 

Unfortunately, in many cases, smoking will destroy the quality of your assets.

For me, investor profil has to fit the risk/reward ratios of the deal (Be clear with him, if this is a value add deal, stabilized asset etc...

Save up for a down-payment/closing costs/rehab, pay down your debt, get your DTI (Debt to Income) ratio at a good level so obtaining financing will not be an issue.Do not go bankrupt on your first deal, have an emergency fund in place.I think it's crazy to jump in without working on the above first.

Rather you just pay the taxes and insurance as those bills come in.The loan from the seller to you is an asset in the seller-now-lender's investment portfolio.
