I looked at the pictures of the inside on zillow and it seems to be the same age home as well, older home, but they defiantly upgraded the kitchen.  

For repair and maintenance I would usually go with 5-10%, depending on the age and the type of property. 

Your reserve amount should be based on property type, age, condition at acquisition, etc.

Depending on the age, occupation, there's many people out there that do not own or use computers.
