I would super highly suggest finding your local REIA group and attend those meetings to find like minded individuals.

@Lucas MillsMy first advice would be to attend your local REIA and network with other investors.There are other avenues of REI that you could look at that are completely passive.  

I'm considering attending one later this month just to check out what the process is like.

You have a few options.My suggestion is to attend a few real estate clubs in San Diego and meet some licensed CA real estate brokers that originate fractionalized loans.

We have one more big seminar to attend before we start Flipping/Wholesaling.

Id recommend reading the Ultimate Beginners Guide to Real Estate Investing by Brandon Turner, attend local REIA meetings regularly, and reach out the BP community with any questions and concerns you may have.

I love my brokerage (Keller Williams Gateway) and they are very friendly to investor agents (in fact I just spoke on a panel about working with investors that was attended by a lot of agents from outside the brokerage).  

My current real estate agent also provides property management and I know them well as we attend the same church.
