Most are just in buy mode.Where I think investors need to use extreme caution is buying out of state and the sellers are passing off a C asset building and location at best as a B Asset class building and location for a low cap.

It depends on the box size, where it is at location wise and demographics, site lines, access with cross traffic, and if dark but current tenant still paying or totally vacant.Smaller box sizes usually have a long list of tenants waiting to go into the spaces in strong markets.

This house is listed on the county appraisal district site with a parcel number, owner and property taxes being sent to one location and note stating that the land is under a different parcel number, owner and property taxes sent to a different location.
