You say you were in corporate leadership for 25 years can you imagine going into a meeting to give a presentation and not being prepared---I doubt it.

If the cause is found to be the tenant's fault (flushing foreign objects, pouring grease down the drain, etc.) then I let them know they will be billed for any future blockages.  

I can't imagine needing level 2 but a JV first would be interesting.

Judging from your years put into the biz, I would imagine your problem is not a lack of thick skin, but a lack of time to post your experiences.

We have been house hacking since last November and it has changed our financial future more than I could even of imagined.

Maybe it has doubled in value but I'd imagine that cute-baby-syndrome sweetens up that PAW status somethin' fierce!  

@John Bradley I can imagine dedicating around 100k to real estate.

Wrap the entire thing in visqueen, form up 6-8" outside the edge of the porch and 4 inches higher and pour a new porch around the existing....or do the vertical portion in CMU block and pour the deck on top of that.  

I personally cannot imagine ever finding the need to raise rents on a M2M tenant during their first year.

@Seth Williams I can't imagine a scenario in New England (at least in my area) where it would make sense to replace one heating system with eight new ones.
