Most of the opportunities that I see are POHs, and theres a strategy I have heard about to convert those to TOHs.  

While I am currently looking for multi-family duplex/triplex with an eye to use BRRRRR in the north shore area (north of Boston suburbs like Chelsea, Revere, Saugus, Swampscott, etc) class B/C properties, I am wondering whether this strategy in a "tenant-super friendly" state like Massachusetts's with current high interest rates (and therefore high construction/materials/contractor costs) is worthwhile at this time.

We’re still formulating investment strategies, but I’m open to any opportunities until we figure out what area of real estate is best suited for us!

I'm sure you can learn all about best strategies, tricks, tips, etc, but I'd suggest focusing on the baby steps right in front of you.

You can get higher rents with this strategy and the government is paying most of your tenants rent money directly to you.
