Most people are running around with their heads cut off because of this market.

At the moment you can only terminate a rental lease (even month to month leases) for health and safety reasons.  

I did not get laid off but took a substantial hit by getting demoted and a substantial pay cut.

Large expense that will come due real quick. 2) Roof 3) Foundation/slab But not a deal breaker, just be aware....most foundation issues are not a big deal. 4) Structural - alterations to load bearing walls, cut trusses in attic, etc 5) Electrical -  Is main panel adequate?

Always good to talk to the tenant when you get these kinds of reports and tell them you are encouraging neighbors to go to the police so if there is an issue the tenant may want to do their part to cut it out. 

If it isn't a health or safety issue I would say sorry but we can not install such an item on our windows.  

Or should I cut and run while I still can?

We are not required to provide a refrigerator with ice water . in New York , landlords are required to replace anything that poses a safety hazard. yes , You can add the cost to a rent increase , but you don’t have to mention that’s the reason. 

Homes are sitting on the market a little bit longer than in previous months, with some listing price cuts and some selling below list price.

They can be easily jimmied, a window can be cut or broken, you leave the windows open for ventilation, your kid forgets to activate the lock on the way out the door, you change locks but forget to change the garage door code that's programmed to the previous renter's car, etc.
