Do this so the bank can't burn someone else and secondly, if such items scare away all the other buyers, the bank may come back to you for re-negotiations.You may want to read this thread regarding negotiations with banks.

Seller can choose to look at, ignore, respond to, counter or accept any offer he wants at any time (though there are procedural items his agent should take care of when counter-offering more than one offer at a time).Seller doesn't have any responsibility to look at, respond, counter or accept your offer for any reason.

A good friend is a major tax lien buyer and we converse frequently, I occassionally buy in on one of his deals or buy property from him.Also I buy (and have bought) a good bit of junk real estate and property tax issues and how to deal with them are frequently part of the deal.Glad to help if I can.

Brandon Turner great point....i think it really boils down to you....when i first started out, which is not that long ago, i went to the local REIA, and LITERALLY shook as many hands as i possibly could...later that night it actually worked out perfect for me. i met one of teh biggest landlords there that night....at first it started of really slow, but i would call reguarly just sto start a conversation, just to keep me in front of his mind.

If you bought a refrigerator from someone that is different or a furnace then let a receipt be enough for items u buy.
