I would recommend taking your time to make sure your real estate education is in a solid spot, continue to get involved at meet ups and forums, pick an area, and continue to build both a team and lead generating sources in that specific area: relationships that you build, continue with your agent, wholesalers, maybe start to explore auctions if you're a cash buyer (be careful though), conduct your own searches online, etc.

There are also services (like mine) that offer to handle the day-to-day (admin-type) items that take so much time (such as replying to inquiries, communicating with guests, setting up payments, creating & sending contracts, etc….) while you are still involved by finding & hiring your housekeeping/maintenance staff, stocking the property or conducting regular maintenance (if you live nearby), paying the taxes that are collected, etc.

Mistakes to some degree are inherent in the process because in order to set parameters on the loan such as product type and rate, only a verbal interview is conducted and used as general qualification of the borrower.
