In light of the fact that the leases are a scam I would not feel guilty but would still try to prove the leases are not valid first. 

@Keith CuddebackGet acquainted with a title company in your area, and they can help you get loan balances, chain of title ect.

I would use the standard realtor lease form in your area and then look up common extra conditions landlords are using now.

Most of the places you listed are high price areas. 

I looked at the photos and the rooms look nice, but it is still a hotel room-a sitting area, sleeping area, small counter with a sink and coffee area and a separate bathroom. 

If supplying a washer/dryer is pretty standard in your area (seems like it is in many TX markets, but not mine in CA) then I would add it, but make sure the rent reflects it.No furnishings supplied unless its a STR
