Can I just have the rents pay it all back and redo the same strategy over and over?

Im have started my private/hard money lending business and looking to have money partners to grow my business since I have ran out of my private money.

It's a very business purpose, subject property based approach.

George doesn't lend to my personal investment strategy at this point in the market cycle.

When you do business someone can make a claim even if you didn't actually do what your being accused of, its about having process and documentation to prove that you were not in violation.  

As far as your SFH strategy goes, not sure what the job market is like in South Jersey, but I know in Central Jersey there are a lot of NY commuters, so renting will always be easier.

Beyond that we need more commercial businesses and taxes.
