Yes I would agree with Chai and yes all of Volusia county is growing very rapidly since the slow down in 07-08 if your trying to hit the Orlando market Daytona is a stretch as far as distance but it has it's own little scene with the racetrack and beaches.

I'm your experiences would you say that the benefit of getting to choose your own tenants greatly out weights the negative of having vacant units for an unknown amount of time?

Note that this doesn't work a week or two out, as they actually have to have time to be closed in order to be your comps 1, 2, or 3 that are given the most weight.
