I'm sure you could get a number of responses that are going to differ based on everyone's risk appetite, but based upon what you are describing and your familial situation my suggestion would be to continue to leverage as much as you can within your current rental properties and make your primary residence and the industrial warehouse untouchable.

If we moved forward with the deal we would most likely ask that unit to be delivered vacant, but if we decided to keep her in there we would keep her entire security deposit to put towards fixing the unit up.The two store fronts are approximately 1,500 sq. ft. total.

We have a flooring store so I do the g-2 because sometimes after u unclick it they tend to break locking system and the glue insures it to not come apart again.
