I then just wait until I get an application that meets my standards.

In hindsight, my assumption is, being that they are creating the LLC, the contract would need to be under the LLC name, which to me is counter productive because you have to wait until the LLC is created, etc before submitting an offer, let alone getting an executed contract.

IF (big if) your numbers are right, and the HOA fees aren't outrageous, there may be a buy/hold investor type who could throw you a few bucks (a few thousand) for setting up the deal.

I don't have any referrals for Portland but I've had similar jobs done in my area and none cost more than a couple thousand.

Will a lender make me wait a period of time between closing using my HELOC and refinancing?

I am simply looking for general advice and feedback on experiences with this type of transaction.My situation is as follows.Purchased a SFH in May 2016 for $96,500 with an FHA loan for my primary residence.In Summer of 2018 I am looking to refinance to a conventional loan because I believe I will be at 20% equity at this point, if not I will wait a bit longer.I would like to maintain ownership of this home and rent at a rate of $1000/month.For my next property I would like to purchase a home that qualifies for 203k financing.
