Love the Valley.. but it sure is not the same traffic now is a nightmare  especially getting through American Canyon.good luck on your dreams.. !!!

Something seems off, unless it was under a roadway that you had to build a temporary bypass for traffic and had engineering requirements that added a major expense.

I would suggest connecting google Analytics to tracking incoming traffic and also by google tagging from field forms but honestly we figured keeping track of that is pointless starting out.

I'm trending at about half-dozen flips a month from online marketing (paid traffic).

Then when the time comes, 6 months or 3 years later, they or their heirs call you and you get an awesome deal that no one else knows about.It also gets people who are receiving your marketing to go to your website and 6 months later, through the magic of cookies, seo and retargeting, those people come back - and this some how helps you with search engine ranking - the relevant traffic to your website from the postcards you mail out.Google / Facebook Ads - my new website company offers an easy way to be a big company and put cookies on peoples computers every time they visit my site.  

But I am definitely over the traffic and the taxes just to name a few.

So, I am just trying to understand if there can be anything done to increase the traffic and applications.

Only ping when something enters the area (so don't put them in high traffic areas or adjust settings).

More traffic and less privacy, so if you are only comparing price per square foot that could be the problem.It also looks like you had the property on the market 60 days before dropping the price.

Since we're in an area that gets some decent traveler traffic, we're hoping to AirBnB instead of rent it.
