Im just starting out and learning a lot with home maintenance.I try to inspect the units every now and then to make sure kitchen and bathroom ok (seals around tubs, no leaks under sink, toilet flush ok, etc), and I also ask tenants if they notice any leaks anywhere pretty often.

How about this example...if you buy a toilet at HD for $100, once you've installed it, its probably worth $75 (or less); but that's fine, because a potential buyer expects to see a toilet in the bathroom, and not just a sewer pipe.
