We typically like to take the flooring all the way under the cabinets so that if there’s ever a leak, it comes forward and does not just pool under the cabinets and lead to mold/rot.

You also have to consider the buyer pool when/if you plan to sell.

There are decent people in that applicant pool, but you do have to work harder to find and manage these kinds of renters. 

Does the condo have a pool, tennis court, BBQ area, and gym?

Although, there are a park and a pool right in front.Nevertheless, getting to my question... is it worth buying a large condo that is so expensive slightly off the main island?

In response to the suggestion of partnering to pool the 20%, I do have the funds to meet him halfway and get to that 20% mark but wouldn't the issue arise that down payment money cannot be "gifted"?
