Now we've met goals for this year in equity build up, and almost there in cashflow, but am needing greater cashflow now to come fully out of my job (my wife already has), and doing this in a shifting market.

Now I do agree that it's going to be a better time to buy over the next year and the market is shifting back to a buyers market. 

Working 48 and 72 hour shifts in a row to “get ahead” is just not sustainable anymore.

Staying put or selling might sound may sound conservative, but that's considerably safer in a shifting market with limited resources.

And since it's expressly made to induce the insurer to insure, it can arguably shift liability.But back to my question... can you even get enhanced coverage on commercial property?

And to your point @Anthony Therrien-Bernard that's to be expected from the economic incentive system: investors will shift to more favorable locales, which reduces the stock of rental units, which creates a rental housing shortage.
