Hey @Paul Son I just had a duplex sell yesterday that rents for a total of $2,125 and sold for $192,000 (So just over 1% that you were talking about) and we also have a triplex available that is little further out of town.

I just evicted a single mother who's son was flushing tampons down the toilet for fun. i had 3 main line clogs at $700 bucks a pop that I had to pucker up and suck down...the clog happened between my building and the street...so there was no ways of knowing what unit did it...well...on the last time I advised my plumber of the issue, and he was getting suspicious himself, and he found tampons stuck in the toilet and the main line, so the tenant coughed up the last repair on her own...and you better believe it never happened after that.

That was a white  woman who was on section 8 , who moved in her adult son in with her, so grandkids came as well.
