@Joe Pearson you could do it, but why live with THAT stress every day?

At times it stressed me out so bad that I wanted to just say **** it and list it.

Yeah if the guy was a sex offended and you booted him, it just passes the problem on to someone/somewhere else, but its not a problem or stress I want in my life.....

Transitions are expensive and stressful....Back to the MFR - We're looking for something in the $1.5-2.8 range.

Thank you for that tip about not stressing the schools too much.

It  was very stressful but everything worked out just fine.

Gather resources to give you advice on above.On here, you could probably do fairly good due diligence to find average age, cost, eyeing condition, remediation or control of everything you mentioned, but one thing i want to stress is don't add time by trying to learn all detail.

I'm also just thinking of selling the home and starting over in SE Asia with the equity in the home (bought for $250K now appraising for $360K).We are at the point of near automation but I'm thinking labor is much cheaper in SE Asia and will be easier and less stressful than to automate in the US.

If you are getting into this business & are uncomfortable dealing with constant stress and unrest with your customer base no matter what you do this ain't for you. 

Back to the question though, just don’t be over stressed.
