Or work nights and need to sleep all day?

I have never been audited and quite naively do not fear the IRS as whatever i do would be a simple mistake with small amounts and not consitute fraud so if i dont get everything right i can sleep at night as i will just correct anything they want and may actually benefit from those mistakes.  

People need a place to sleep.

They eat, sleep, watch TV, bathe, play with their kids, surf the internet, work, etc.

.  :-)  Would need to set some very strict expectations around inspections, and custom tailor a lease that gives me a lot of outs if someone is not treating the property well so I could sleep at night.

You won't sleep well until you know for sure. 

I like sleeping well at night, so in a situation like this, I either get the house rewired or move on to the next deal.

Too high for my Pigeon Forge cabins that sleep up to 4, and much too low for my CA house that sleeps 6.  

As other folks have mentioned, don't sleep on the cities surrounding Austin.

Sleep more important than money!
