You typically (though not always) need to wait at least six months before the new lender will use a new, higher value from a new appraisal.

If I have to wait six months between every purchase and refinance the road passive wealth is a long one

Funny this thread popped back up after I posted it a year ago- I just came up on orders to Korea last week! 

I sent them my promissory note last week.

I'm doing rehabbing of investment deals & rentals 7-days a week, not even factoring in my wholesaling, and those houses "fly off the shelf".

I am in Daytona Beach, FL for the next two weeks on business and always enjoy meeting fellow real estate enthusiasts.
