I understand your decision to opt out of the 401k contribution game, but there are a lot of folks with hundreds of thousands in employer plans that are really happy when they can transfer those funds to better plans and invest into solid assets.

Jump out of this one with a 1031, even if it's just a few thousand and pick another horse to ride.

There are mills in VA and other places where you can buy bulk and it will be cheaper but it only works if you have like 4 thousand square feet at a time due to high shipping costs.
