But I was just in Manhattan beach a week ago and I found The Kettle....ohhhh man is that my new favorite restaurant.

We looked up the address he gave us and it was the address of a very nice restaurant in Beijing.  

After handing over the keys i went to work and hated being there, since then i have been obsessed with finding a way to get my next property and have spent the last couple weeks listening to podcast and reading the blogs.One thing that i did (right or wrong) that i was really happy with was i bought my tenants flowers ( i was going to include wine but didnt want to give them the wrong idea), made a big binder with emergency numbers, long list of every nearby restaurants, local activities and even flyers to local events.

My advice is to find an attorney in your area that has done these types of deals and not someone who just does home closings because any paralegal worth their salt can do a home closing with their eyes shut. 

How about municipal code compliance required at time of sale, like low flow toilets and emergency gas shut off valves?

@Mark Creason   In Oregon its the Hunting Flu  first Deer then Elk.. half the state shuts down.One of my GC's was gone last week another is gone this week...

I am a full time mechanic for restaurants so I know how to fix almost anything and everything in a house which is good and helpful.

I would verify employment (if they work at a restaurant, go there) , identity (passport, DL etc) and ask for a large security deposit.
