I am a CPA at a local firm, and I work with a number of people/businesses in the real estate and construction fields.I plan on turning my house (a single-family residence) into a rental in a few years, and buying a small office building both for my firm’s use and as a rental to other tenants.Long-term, I hope to own a few SFRs as well as some commercial properties.I discovered BiggerPockets through the podcast.

I work with mostly primary residences for buyers, yet here is my list:1) Befriend a contractor and take them with you to give to you a rough estimate for a) livability repairs, b) updating, or c) to make it really nice.

However, I live in California which is notoriously aggressive on this point (making any LLC owned by a California resident pay at an $800 LLC tax for "doing business in California" just by merit of living here), so my viewpoint may be skewed by that experience.
