Tenants should pay their rent and abide by the terms of the lease.I will make a prediction now that these two items will not be the last issues you have with these tenants.

No one can predict the market either and those trying to time the market are usually those that won't end up purchasing  anything and just be too hesitant.However, I'm also an investor myself and I think it is always a good time to purchase if you are able and it makes sense...

Appreciation is always a nice addition to any real estate purchase, but it is typically the hardest factor to predict (unless you're in CA, NY or similar market). 

I'm not sure you can easily predict that in this case with the information available.  

Your cash flow goal is minimal; so, you are essentially looking for where to invest in additional predictable market appreciation plays. 

Overall I think we will see unemployment go up here and many of the industries here will be hit but so far not as hard as many in the media have predicted nor as hard as I have thought it would be. 

I predict more legal issues with hiring a handyman spreading mold spores around on a remediation job, then there would be just having a legit mold crew remove the water damaged drywall and taking liability on the sanitation and dry out.
