@Taylor Cook clearly soeone is not understanding the situation.

Lot's of people use the term UpState, and since I've got my BP alerts set up... it isn't solely used by New York Upstaters... apparently lots of different states like to throw around 'upstate'  Anyway, I digress.

I understand that conventional loans doesn't account for repair needs.  

I consistently see people with $10-$20k spend most of it on training and being told by these gurus they can make 30-50% returns with their eyes closers only to realize it will take 48 years to make back the cost of the training.

I understand this is more of a specialty task to delegate.
