What should be happening: the title company does the title work, guarantees there's a clear line of ownership on the title, title insurance company issues title insurance, closing is scheduled, final walk through, sign papers and transfer funds, get "your copy" in the mail a couple days/weeks later.

So liability arising out of ownership of those 4 units over $300k is covered.  

There are many considerations like population and job growth, salary growth, costs of doing business, median home prices, housing affordability, rent vs ownership ratio, vacancy, rent growth, etc.

Our goal is to take ownership, update the building, weed out the bad tenants (which because of the Arkansas landlords laws can be done in 2 weeks) and put the property in a position of long term success through our business model, which always includes turning it into a lower rent complex to higher rents consistent with a better tenant pool.

Although unusual for syndications, there is the 1031 option known as drop and swap, where a syndication LLC or LP would modify and transfer the ownership structure of its members/partners to tenants in common with sufficient hold time to prove intent to hold for investment for the exchanging owners. 

The seller(s) typically have a low base due to appreciation and have yielded substantial returns during the tenure of ownership. 

I personally LOVE Syndications because of the experts I get to invest alongside while THEY do all the heavy lifting.However, direct ownership of rental property can be a boon, too, and is not nearly as complex as you may think.
