Think about it this way: If you go into a flip that has a projected profit of $8k because it's an easy, cosmetic flip and you start renovating the kitchen and find termite damage throughout the house, you could potentially wipe out a large chunk or all of your profit with those repairs alone.

If it's an individual, I once tracked someone down via social media.... facebook in that case... and just messaged them and it worked out quite well to open up some communication with a divorce situation that was in bankruptcy in that particular case.Just some thoughts..... hope that helps!

This is why they refer to lenders they know, trust and have good communication with.When shopping for loans, you should check with a mortgage broker who can originate loans from several different sources, directly with a bank (certain banks like Key and regional banks have very different product offerings than most brokers), and a local credit union.

They haven't been able to communicate with the mortgage servicerThey were supposed to be sending the money to the bank but obviously never did and they didn't find any of this out until it was too late Like I said no lawyer would take the case.They aren't very educated on how this all works and I'm sure someone targeted and took advantage of their volnurablity Now the process has gone so far that there's nothing to do There's no family to help I'm basically their last resort It's a shady situation oand I don't know the details of the leagal side all I know is the house is selling to someone tomorrowThanks for all the responsesI'm still looking for a HML or line of credit for a down payment
