I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up! 

Have there been subtle approaches that worked for you?

I would anticipate roughly 20-40k depending on how deep you have to go.

Removing a wall could add value to the home in theory, but for some rental areas, having extra rooms helps.

If you are closing on a property that you will reside in, can you close it in a Trust, or do you have to close it in your own name, and then later transfer it into a Trust? 

I have done several independent septic inspections.

You will need to have experience in short term rentals to interest a lender on this.
